Ever watch Modern Family and thought to yourself what a nice house the Dunphys lived in? We haven’t either but that doesn’t mean we don’t love a good real estate update. Turns out the house made famous as the front for Claire and Phil’s abode is up for sale — for an astounding $2.35 million.

Located in the Los Angeles neighborhood of Cheviot Hills, the four-bedroom home has actually never seen the cast of Modern Family (it’s just a fill in for filming like, say, the Kardashians would use) but it has plenty of other perks to entice a potential buyer.

UK publication The Telegraph reports the 2,792-square-foot house has two balconies and is in close proximity to not one, not two, but three country clubs. We can totally see Phil, a real estate agent on the show, lugging around golf clubs to try and seal the deal.

The extra special cherry on top of this real estate sundae, though? The owner of the home gets paid every time Modern Family shows the house onscreen. Currently those little bonuses go to owner Paul Chiames, but he’ll pass on the TV extra to whichever lucky family plucks this house off the market. The only downside? The droves of Modern Family fans Paul says often visit his house looking for a free tour!
